I've never had a single issue but then again I can manage money and know down to a few cents of what my balance is in every account. I always see people saying that they are leaving the bank, little do they know that they are normally costing us money for their account that has 15 bucks in it so leaving wont bother us at all. We made over 6 billion last quarter, we will be just fine lol.

Bingo. And that comes down to people who are ghetto and not willing to learn, not understanding the basic principles of economics and business. Hence why they are where they are.

Ahh gotcha. If I had the money, I'd love to get into flipping houses. I think I could profit off that (I'm super DIY).
I'm in the same boat. There's a house next to us that's unfinished and been on the market for a month and just dropped to $50k. It's more of a cabin really, but is rent-able at about $1000/month so we figure someone would probably buy it to use as a rental if it were done. Wifey and I were thinking about picking it up, finishing it, and then flipping it but it's sketchy. I'm having great luck flipping cars right now and have been building up a solid cash reserve but having never done a house before I'd hate to put all my hard earned cash into something and lose it all in the first go around :(
Flipping a house and doing the work yourself is not something I would recommend without a good history in construction. It can take too long and the learning curve for a lot of that stuff is too much for the average bear.
Finding good contractors for a good price is not as easy as most people think. I've been using the same people for the last 4 or 5 years now, I've been really fortunate to have such a great group of people.
Taking on projects like this one is not something even I would want to do, and I have pretty good knowledge about a majority of it.

Been really tempted to buy up some property around FSU and rehab/rent 'em.

Easiest one, didn't have to do anything to. Bought this dump where the owner had recently passed.
While it sat in court doing something about their kin, sold it for a 6-figure profit without entering the property more than twice. Gotta love appreciation :lol:

There there was an EDI Specialist position open, they were going to hire her but realized they didn't open it up internally. I applied and took the job. We needed a back-fill for my old position, we interviewed her and didn't like her so we passed. Fast forward 2 months and one of the EDI guys left and there was an open position that they offered to her and she accepted. Make a little more sense?

It's retarded, but it seems like everyone is playing it lately. I've heard in traffic multiple times this week.

That's kinda where the market is right now for us. We're seeing 30% appreciation annually in Solano County. We had a few short sales wrapped up for 6 months or so, we killed it on those.
I just had a meeting this morning with a title company to brainstorm a new strategy for finding properties, inventory is low and competition is high, so it's back to the streets looking for private sellers, just like the old days :mrgreen:

Shifter bushings still haven't shown up. Postal service is slow. It told me it left on saturday , then it told me it was just processed yesterday and is still where it was. Lovely.

I was considering more renovating interior parts. I've done drywall, carpeting, paint, even cabinetry. The rest I couldn't do though.

Find a deal and a hard money lender, just make sure you have a solid plan, and always get roof and pest inspections

Been researching my K swaps like a mad man! Determined to get that k inside my wagon before the snow hits! There's just so much to learn! Sucks cause a buddy of mine years ago had a bad ass built and boosted RSX that dyno'd 500+ and I never got into it with him. I was driving my NSX at the time so it never crossed my mind that i'd ever be driving a K some day. ... My loss
